We have an interesting report for Reno and its surrounding areas. Real Estate prices are up over last year but we are also starting to see more inventory.

With Tesla and so many companies moving into the Truckee Meadows, there are projected to be over 25,000 more jobs created in the near future. This will put pressure on housing prices especially if we do not build more units.  Enjoy the clip.

Reno is ready for the Super Bowl! Go Patriots

If you can’t attend the Super Bowl XLIX  game in Arizona, Reno has plenty of parties and places to watch. Plus, in Reno, you can place a bet on your favorite team.

Peppermill Super Stadium Bash XLVI, UNR Super Bowl Party is very family friendly,  Grand Sierra Resort and Casino Big Game Bash  and The Atlantis Casino Resort and Spa are my recommendations.

For me, being raised in Beverly, Massachusetts, just north of Boston, I’ll be cheering for the New England Patriots and for Bill being raised on the West Coast, he is going for the Seahawks.

Alejandra Alcala – Volaris

Today, Tuesday, 27 January, at the Atlantis Casino Resort, the Nevada Latin Chamber of Business guest speaker was Volaris‘ Alejandra Alcala.

She spoke in front of a packed house about the future of the Volaris and the Non-Stop flights between Reno/Tahoe and Guadalajara which started on December 16, 2014.

Guadalajara to Reno

The airline operates  twice weekly, Tuesdays and Fridays. The Airbus 320 with 174 seats departs Guadalajara at 11:30 a.m. and arrives in Reno at 1:50 p.m. Then the flight turns around and departs Reno at 3:20 p.m. and lands in Guadalajara at 8:55 p.m.  Demand for service is from families, tourism and business.

This is another great example of Reno-Tahoe International Airport‘s quick expansion. In December, non-stop service between Reno and London’s Gatwick Airport also began.

Nevada is known for not having individual and corporate income taxes. As the US economy recovers,  businesses and residents alike have been flocking to the Silver State for this reason. The $5 billion Tesla “gigafactory” is but one example.  Reno and the surrounding areas are one of the fastest growing job creating regions in the country. This in turn is igniting our housing recovery.

Proposed New Nevada Taxes

Governor Brian Sandoval is proposing $1.1 billion in new Nevada taxes but this week Assemblywoman Michele Fiore, R -Las Vegas, started pushing back and building a coalition to stop the governor’s tax increases.

December Reno Real Estate Market Report  has been release by Reno/Sparks Association of REALTORS®.  Click the Linked below to see all December 2014 charts and real estate updates.

December Reno 2014 median price was up 0.8% to $262,000 compared to $260,000 in November 2014 and up 12.9% compared to $232,000 in December 2013.

My Summary:

– New listing inventory dipped to a seasonal low of 281. This is putting pressure on prices.
– December unit sales were up 7% from November. Annual sales for 2014 were down 2% or 134 units
compared to 2013 annual sales. The market has normalized.
– The December sale to listing price ratio was as 98.3% and has remained between 98% and 98.5%
– The market remains in a seller’s market at 2.7 month’s supply of inventory, the lowest in history. T
– Supply of Inventory is at a historical low. With all the job growth projected, there is a need to build new housing in Reno and vicinity!  First Realty Karen Conrad, Broker

JetBlue will have a nonstop flight from Reno to New York City in May of this year.  This nonstop flight will be a daily flight to New York  JKF  International Airport. This is exciting news for travelers whether one is on Business or Vacation. It will be a great time saver for business travelers and boost to the economy for Reno.  Direct Flights with JetBlue will begin May 28th. It is time to plan your trip; special fares will start at $98 each way.

Tourism and Business

Because of the tourism industry, Reno has an airport that most cities its size just dream about. Home owners as well as investors who own rentals and vacation homes will benefit by this new direct connection to New York.

Clear Capital Relocates to Reno

Reno employment numbers will improve with Clear Capital moving its headquarters to Reno. Recent announcement indicates Clear Capital could bring up to 400 jobs to Reno. This will a improvement in employment as well as housing. While some employees are already living in Reno, there are others who will most likely relocate when company moves.

This is another good news story for our Reno economy. Nevada’s job growth is 3rd in the county behind North Dakota and Colorado.  For the complete story see this link:

Looking back at 2014 national real estate trends, many of them applied to Reno, Nevada and Modesto, California. In my opinion, the overall US economy (Reno, with the Tesla plant and other factors is really taking off) and low mortgage rates are main drivers of the recovery.
